Almost all buyers will want to perform a home inspection as a contingency of the purchase of your property. The following list are items that the seller should inspect prior to listing their property. Your agent will be able to point out some additional items based on your property.
- Clean or replace HVAC filter. Clean dirty air returns.
- Test all smoke detectors to and make sure they are working.
- Install GFCI receptacles near all water sources. Test existing ones for proper working condition.
- Confirm that all doors and windows are in proper operating condition, including repairing or replacing any cracked windowpanes.
- Confirm that all plumbing fixtures are in proper working condition. Check for and fix any leaks. Caulk around fixtures if necessary.
- Replace any burned out light bulbs.
- Clean out dirty gutters and debris from roof.
- Trim trees, roots, and bushes back from the foundation, roof, siding and chimney.
- Paint all weathered exterior wood and caulk around the trim, chimney, windows, and doors.
- Remove any paints, solvents, gas, and like materials from crawl space, attic, porch, patio, and so on.
- Ensure that there will be easy access to the attic, crawl space, heating system, garage and other areas that will need to be inspected.
- If the house is vacant, make sure that all utilities are turned on.
